Scope comes before a price
A finish refresh and a complete reconfiguration involve different amounts of work. List what will stay, what will be replaced and whether the layout will change. A site-specific estimate is more useful than a national average.
Layout changes affect more than appearance
Relocating sinks, appliances or walls may involve additional trades and preparation. Discuss the existing conditions and the proposed layout before treating a visual design as a final construction plan.
Finishes and allowances need definition
Cabinetry, counters, tile, fixtures and hardware vary widely. Ask what selections are included and whether an allowance covers materials only or installation as well. Confirm quantities and finish choices in writing.
Plan for the conditions you cannot see yet
Opening walls or removing flooring can reveal problems. Discuss a contingency and the process for approving additional work. An estimate should not imply that unseen conditions have already been inspected.
